Article Six: The House Ages, Too
Roof, HVAC, Plumbing, Electrical—and the Repairs Retirement Didn’t Budget For
David thought he had a roof leak.
At 76 years old and living on a fixed income in Iowa City, Iowa, he knew the roof needed attention. He could no longer undertake the work himself, and hiring someone to repair it was beyond what he could comfortably afford, so he reached out to Iowa Valley Habitat for Humanity’s Helping Hands program. When their staff evaluated the house, however, they discovered that David’s roof leak wasn’t really a roof leak anymore. Large sections of the metal roofing had deteriorated badly enough to develop rust-through holes and failed seams, and the roofing had reached the point where repair was no longer a reasonable solution. It needed to be replaced.

Unfortunately, the roof had been leaking for a while, and water is remarkably patient when it comes to damaging a house. Moisture had saturated insulation and damaged the ceiling, mold had developed in the kitchen and living room, and the floor had deteriorated badly enough that David had actually fallen through it in several places. Once work began, the damage proved more extensive still: prolonged moisture and rot had weakened the ceiling and roof trusses in half of the home to the point that they required replacement. What might once have been primarily a roofing problem had quietly become a roofing, insulation, ceiling, flooring, mold and structural problem.

And there is a lesson in David’s house that deserves remembering:
A major home system rarely sends you an invoice on the day it reaches the end of its useful life. It starts charging interest.
Sometimes that interest is financial. A manageable repair is postponed until it becomes a major repair, or a roof replacement that was already coming is joined by damaged decking, insulation, ceilings and interior finishes. Sometimes the interest is inconvenience. The air conditioner that has been limping along for three summers finally quits on the hottest Saturday afternoon in July, and instead of calmly comparing equipment, contractors and prices, you find yourself asking whoever answers the telephone how quickly they can get there. And sometimes the interest is paid in independence. The gutters still need cleaning, the attic filter still needs changing, the crawlspace still needs looking at and the tree limb hanging over the roof still needs trimming, even though climbing a ladder, crawling beneath the house or wrestling with a pole saw may no longer be as sensible as it was twenty years ago.

That is an important part of Aging in Place that receives surprisingly little attention. During the first half of this series, we have spent a great deal of time asking whether our homes will continue to work for us as we grow older. We have looked at entrances, kitchens, stairs and other features that can either preserve independence or slowly begin taking it away. This time, I want to turn the question around, because while we have been getting older, something else has been aging right along with us. The house.
The House Has a Birthday, Too
Most homeowners can tell me approximately when their house was built, but the age printed on a real-estate listing tells us surprisingly little about the age of the expensive pieces inside it. A house built in 1985 might have a roof installed in 2017, a heat pump from 2011, a water heater replaced in 2022 and an electrical panel original to the house. Another house built the same year may still be carrying a much older roof, two aging HVAC systems and a water heater whose installation date nobody can remember. From the street, the two houses may look remarkably similar; from the standpoint of the next ten years of ownership, they can be completely different financial animals.
That brings us to an idea worth understanding before we go any farther: remaining useful life. I am not talking about predicting the Tuesday afternoon when your compressor will finally give up or identifying the precise rainstorm that will reveal the first roof leak. Nobody can do that, and I have never particularly cared for service-life charts that tell a homeowner an asphalt roof “lasts twenty years” as though a roofer sneaks onto the property at midnight on its twentieth birthday and kills it. Installation quality matters. Climate matters. Ventilation matters. Maintenance, materials, usage and previous repairs matter. Most importantly, present condition matters.
A seventeen-year-old air conditioner that is operating properly is not defective simply because it is seventeen years old. But if you are seventy, living on retirement income, and that seventeen-year-old system is the only thing standing between you and a southeast Georgia August, its age is useful information. Older adults are more susceptible to heat-related illness, so dependable cooling can become considerably more important than the comfort issue it may have seemed when we were younger. Knowing the equipment is aging does not mean replacing it tomorrow; it means recognizing that a sizeable and reasonably foreseeable expense is somewhere on the horizon.
So that is how I would like us to walk through the house in this article. We are not searching for every defect, nor are we trying to find excuses to replace perfectly serviceable equipment. We are looking for the bills we can reasonably see coming, because an expense you can see coming has one enormous advantage over an emergency: you have time to prepare for it.
The Roof Over Your Head
The roof is a good place to begin because it demonstrates almost everything we are talking about. A roof does not have to be leaking today to deserve a place in your long-range planning, nor does reaching some arbitrary birthday mean that a perfectly serviceable roof suddenly needs replacement. Suppose, for example, you discover that your roof was installed seventeen years ago. That fact alone does not tell us to call a roofing contractor; it tells us to learn a little more. We want to know what material was installed, how it has weathered, whether repairs have become frequent, whether the flashings are performing properly and whether there are widespread signs of deterioration such as granule loss, cracking, curling, exposed fiberglass mat or corrosion. We also want to know what the attic has to say, because staining, deteriorated decking or other evidence of moisture can tell a story that is not always obvious from the driveway.
Once we understand the roof’s age and present condition, there is another question that homeowners often postpone until much too late: What would replacing this roof cost if I had to do it? At the time of this writing, September 2026, current national cost data places professional roof replacement at about $9,600 on average, although that number by itself is not particularly useful because roof prices vary enormously with size, material, pitch, complexity, tear-off requirements, local labor costs and the amount of damaged decking discovered once the old covering comes off. Current figures run roughly $4 to $11 per square foot, with an 1,800-square-foot roof potentially falling somewhere around $8,800 to $22,100 depending upon those variables.
Those numbers can sound frightening when they arrive in the middle of a leak. They feel very different when they arrive as information several years beforehand. If I own a seventeen-year-old roof that remains serviceable but is clearly aging, and I learn that a reasonable working figure for eventual replacement might be $14,000, I do not necessarily replace the roof. I write down something along the lines of

“Roof — aging but presently serviceable — monitor annually — working future replacement figure: $14,000.” Nothing has been purchased, nobody has signed a contract and we have not thrown away the remaining service life of a functioning roof. We have simply moved a future expense out of the category called Oh, crap and into a much more useful category called Plan.
There is another side to roof ownership that changes as we age, and it has less to do with shingles than ladders. Plenty of homeowners have climbed onto their own roofs, cleaned their own gutters and trimmed their own limbs for decades. Familiarity, however, can fool us into believing the risk has remained unchanged. The roof did not suddenly become steeper and the ladder did not grow three additional rungs, but balance, strength, vision and the consequences of a fall can change gradually enough that we hardly notice. There comes a point when paying someone else to clean the gutters or inspect the roof is not surrendering independence; it is one of the ways we protect it. Saving a couple hundred dollars on maintenance loses much of its appeal if the price is a broken hip.
Heating and Cooling: When Comfort Stops Being Optional
In southeast Georgia, an air conditioner that fails in July has impeccable timing if its goal is to make you miserable. HVAC equipment tends to experience its greatest stress precisely when we are asking the most from it, which means an aging system often chooses the hottest or coldest part of the year to announce that it has finally had enough. For an older homeowner, that can become more than an inconvenience. Extreme heat poses greater health risks as we age, so reliable heating and cooling gradually move from the category of household comfort toward the category of household resilience.
That is why the best time to begin thinking about an aging heat pump is while it is still running. Start by finding the manufacturer’s data plates on the indoor and outdoor equipment. The model and serial numbers can usually help establish approximate manufacturing dates, but once again, the date is only the beginning of the conversation. A twelve-year-old system that has been maintained regularly, cools and dehumidifies the home properly and has required little beyond ordinary service presents a very different planning picture from a twelve-year-old system that has experienced repeated breakdowns, major component repairs and steadily increasing service calls. Refrigerant type, parts availability and the condition of associated ductwork may also influence whether the next significant repair is worth making.
At the time of this writing, residential HVAC replacement costs vary widely according to equipment type, capacity, efficiency, ductwork, electrical modifications and installation conditions. A conventional replacement can easily represent several thousand dollars, while complicated installations, higher-efficiency systems, significant duct modifications or electrical work can push the project considerably higher. That broad range is precisely why homeowners with aging equipment benefit from gathering information before the system fails. When the house is comfortable and the equipment is still operating, you can ask questions, compare systems, investigate contractors and understand what your home actually requires. When the indoor temperature is 88 degrees and climbing, careful comparison shopping tends to become considerably less interesting.
Now notice what has happened financially without anything actually breaking. Our imaginary homeowner may be looking at a serviceable but aging roof with a future working figure of $14,000 and an older HVAC system whose eventual replacement may cost another $8,000. Neither needs replacement today, yet the house may already be carrying $22,000 worth of foreseeable future expenses.
That is not a reason to panic. It is a reason to keep walking.
Plumbing: The Cheap Water That Gets Expensive
Some plumbing failures announce themselves with all the subtlety of a fire hydrant. Others are remarkably quiet. A slow drip beneath a sink, a deteriorating toilet supply line, corrosion developing around a water-heater connection or a pinhole leak hidden behind a wall can operate unnoticed for weeks or months, and water has an extraordinary ability to turn an inexpensive plumbing repair into damaged cabinetry, subflooring, framing and finishes. David’s house demonstrated the principle perfectly: the roof created the opening, but water patiently collected the interest.
Fortunately, this is also an area where a homeowner can buy an impressive amount of protection without remodeling anything. The key is understanding that there are several levels of protection available, and that spending more money should buy a real capability rather than simply a fancier gadget.
Option One: Let the Leak Make Some Noise

At the simplest end is the Zircon Leak Alert Electronic Water Detector, currently listed at approximately $15 for an individual detector, with multipacks also available. This is essentially a tiny sentry you place on the floor near something that might leak—a water heater, washing machine, sink cabinet or refrigerator supply line. It does not require plumbing modifications or a service call. When water reaches the detector, the alarm sounds.
For comparatively little money, you can place detectors at several of the more vulnerable locations in the house. That is an inexpensive way to obtain early warning, but its limitation should be obvious: someone has to hear it. If you are spending the weekend with the grandchildren three counties away, that little alarm can scream itself hoarse without accomplishing much.
For roughly $40–$46 at the time of this writing, the Zircon Leak Alert Wi-Fi adds something the inexpensive detector cannot provide: remote notification. It remains a relatively simple detector, but when it senses moisture it can notify you rather than depending entirely upon somebody being close enough to hear an alarm.
That may be all the additional protection many homeowners need. If you spend considerable time away from home, however, knowing that the water heater is leaking while you are 200 miles away still leaves one rather important problem.
The water is still running.
Option Three: Let the House Do Something About It
That is where whole-house automatic shutoff equipment becomes interesting. The Moen Flo Smart Water Monitor and Shutoff is currently listed by Moen at approximately $624 before installation. It is installed directly into the home’s water line, monitors water pressure and flow, provides alerts and can automatically shut off the water when it identifies a serious leak. Because installation involves the home’s main water supply and the equipment has power and connectivity requirements, this is the point where I would want a qualified plumber involved rather than turning Saturday morning into an adventure.
Look at what the additional money actually buys. About $15 buys an alarm. Roughly $40–$46 buys an alarm capable of reaching you while you are away. About $624 plus installation buys a system capable of detecting a problem and taking action when you cannot. I would not tell every homeowner that the $624 system is necessary any more than I would tell every homeowner that the $15 alarm is sufficient. The right choice depends upon the house, where the vulnerable plumbing is located, how frequently you are away and what a significant leak could damage.
That is exactly how I want us thinking about Aging in Place improvements: not “What is the fanciest thing I can buy?” but “What problem am I trying to solve, and what level of protection actually solves it?”
The Water Heater Nobody Thinks About
The water heater is an excellent example of a household component that can work faithfully for years while receiving almost no attention. If you are not sure when yours was installed, go look at it. The manufacturer’s data plate can usually help establish an approximate age, and once again we are not searching for an expiration date. We are trying to determine how closely the appliance deserves to be watched and what replacing it would cost when the time comes.
Current replacement costs vary substantially according to fuel type, tank size, location and whether installation requires changes to venting, electrical service, piping or other components. For planning purposes, the useful lesson is less about memorizing a national average than understanding your own installation. A conventional tank sitting in an easily accessible garage is a very different replacement project from equipment tucked into a cramped attic or a system requiring significant changes before new equipment can be installed.
Location also changes the consequence of failure. A water heater sitting on a garage slab may leak onto concrete and create an aggravating morning; a similar leak from equipment above finished living space can damage ceilings, insulation, flooring and belongings before anyone realizes what has happened. That does not automatically mean moving the appliance or replacing it early. It means that the attic installation may deserve better leak detection, closer monitoring and a more deliberate replacement plan.
While you are standing beside the water heater, there is another question worth answering: Could you stop the water if you needed to? Knowing that a main shutoff exists somewhere is not the same as being able to reach and operate it at two o’clock in the morning while water is running across the floor. If shutting down the house requires crawling underneath it with a flashlight and a pair of pliers, we may have discovered an Aging in Place problem worth solving while everything is still dry.
Electrical: Old Doesn’t Automatically Mean Unsafe
Electrical systems require a little discipline because few things frighten homeowners faster than being told that something electrical is “old.” An electrical panel does not become unsafe merely because it has gray hair, older wiring is not automatically defective, and a change in today’s electrical code does not necessarily mean that every existing house must be rebuilt to current new-construction standards. That kind of advice creates fear without providing much useful information.
What is useful is knowing what you have and whether there are observable reasons for concern. Who manufactured the electrical panel, approximately how old is it, and has it been modified substantially over the years? Are breakers tripping repeatedly? Are receptacles loose or damaged? Have extension cords quietly become permanent wiring because there are not enough receptacles where they are needed? Has the house acquired electrical loads—larger HVAC equipment, workshop machinery, kitchen appliances or an electric vehicle charger—that were never contemplated when the original service was installed? Adding a major load should begin with understanding the electrical system rather than simply discovering an unused breaker position.
There are also inexpensive life-safety improvements that do not require wholesale electrical modernization. Smoke and carbon-monoxide alarms are obvious examples. They are comparatively inexpensive components with an enormously important job, and their location, age and ability to alert the people actually living in the house deserve periodic attention. The U.S. Fire Administration recommends smoke alarms inside every bedroom, outside sleeping areas and on every level of the home, and recommends replacing smoke alarms ten years from their manufacture date. If hearing has changed, an alarm that technically operates may still not provide adequate warning; alternative notification methods such as strobes and bed shakers may be appropriate. Nothing about the house necessarily failed in that situation. The relationship between the house and the person living in it simply changed—and recognizing those changes is precisely what this series is about.
The Maintenance You Can’t—or Shouldn’t—Do Anymore
This section may irritate a few readers, particularly those of us who have spent most of our lives fixing our own things. That is probably all right; irritation has a wonderful way of helping a person remember something.
There are household chores we have performed so many times that we no longer think of them as particularly dangerous. Cleaning gutters, trimming limbs, changing an attic filter, crawling beneath the house to check a pipe or climbing onto the roof to blow off pine straw can become part of the rhythm of homeownership. But the fact that you have performed a task safely for forty years does not create a contractual obligation to continue doing it until you are ninety. There is an important difference between “I can still do that” and “There is still a good reason for me to do that.”
Hiring someone to clean the gutters does not mean you have surrendered control of your house. It means you hired a gutter cleaner. The same is true of HVAC maintenance, plumbing, electrical work and the growing list of jobs that may eventually require more climbing, lifting, crawling or balancing than they are worth. The smart transition is to build those relationships before an emergency forces you to choose somebody. Find the HVAC company you trust, the plumber who answers the telephone, the electrician whose work you respect and someone dependable for the exterior maintenance you may eventually stop doing yourself. Keep their information along with invoices, warranties, model numbers and service records. If a spouse, son, daughter or trusted friend eventually has to help manage the house with you, that person should not have to conduct an archaeological excavation of the kitchen junk drawer to determine who installed the air conditioner.
Planning for the Big-Ticket Years
Now we arrive at the part of this article I most hope you will actually use. Take a sheet of paper—or better yet, start a simple file for the house—and list the major components you have just considered. We are not going to label them Good, Bad or Replace. Instead, we are going to give each one a planning window: Now, 1–3 Years, 4–7 Years, or 8+ Years.

Now is for something actively failing, leaking, unsafe, unreliable or otherwise requiring attention. 1–3 Years is for a component that may still be doing its job but whose age, present condition or repair history tells us we should be financially prepared. 4–7 Years gives us a place for serviceable equipment that appears likely to remain useful but has entered our reasonable planning horizon, while 8+ Years is where relatively young components can sit until age, condition or circumstances give us a reason to move them.
The important word is planning. We are not pretending we can predict failure dates, and we are certainly not recommending that homeowners throw away useful service life. Imagine that our homeowner gathers enough information to produce the following:

Nothing dramatic happened when we made that table. No salesman knocked on the door, nobody condemned the air conditioner, and nobody announced that the roof must be replaced Tuesday morning. We simply turned the house into information, and that information tells our homeowner that approximately $23,800 in foreseeable roof, HVAC and water-heater expenses may be sitting somewhere on the horizon. The dates will move and the actual prices will change, but those expenses are no longer invisible. For someone living on retirement income, that is enormously useful.
Age + Condition + Consequence + Cost
If you remember only one planning tool from this article, make it these four words, because age by itself is almost never enough information to make a good decision about a house.
Age tells us when to start paying attention. A three-year-old roof and an eighteen-year-old roof do not deserve the same place in a ten-year household plan even if both are dry today. The older roof has accumulated more service, has probably endured more weather and is statistically closer to the point where repairs or replacement may become necessary. That makes its age useful. What age does not tell us is that the roof is defective or that replacement is due. Age puts a component on our radar; it does not convict it.
Condition tells us what is happening now. Suppose two houses both have twelve-year-old roofs. One has serviceable coverings, sound flashing, no evidence of leakage in the attic and no significant repair history. The other has deteriorated flashing, damaged coverings and active moisture staining on the roof decking. The calendar says those roofs are the same age. The houses are telling us something entirely different. That is why a good inspection should never substitute a birthday for an observation.
Consequence asks what happens if we are wrong. Not every household failure deserves the same amount of concern. A bathroom exhaust fan that quits working is inconvenient and should be repaired, but the house is unlikely to suffer catastrophic damage before Monday morning. A roofing defect allowing active water intrusion during several days of driving rain can affect insulation, ceilings, walls, flooring and structural materials. An aging air conditioner that quits during a mild October afternoon presents a very different problem from that same unit failing during a July heat wave when an older homeowner depends upon it for a safe indoor environment. Consequence helps us decide how much margin for error we are comfortable accepting.
Finally, cost tells us how much runway we need. A $150 repair and a $15,000 replacement may both be foreseeable, but they do not require the same amount of advance preparation. The larger the expense, the more valuable time becomes. If I discover today that a serviceable roof is approaching the latter part of its expected life and replacement may eventually cost $15,000, the inspection has not handed me a $15,000 bill. It has potentially handed me several years in which to prepare for one.
Now put all four together. Imagine an older roof that scores high on Age, remains acceptable on Condition, carries a high Consequence if it begins leaking, and represents a high Cost when replacement eventually becomes necessary. The correct response is not automatically, Replace the roof. A far more sensible response may be, Have its condition evaluated periodically, watch the areas most likely to fail, know what replacement is likely to cost and begin preparing before it becomes an emergency.
That is the point of the formula. Age + Condition + Consequence + Cost does not tell us what to buy. It tells us what deserves our attention, how urgently it deserves it and how much preparation we ought to give it. For a homeowner planning to remain in the same house for another ten, fifteen or twenty years, that is considerably more useful than a chart telling you something is “old.”
The Inspector’s Notebook
One of the peculiar things about living in a house for a long time is that we can become both extraordinarily familiar with it and occasionally blind to it. That stain has been on the ceiling forever. The condenser has made that noise for years. You have to jiggle that switch. The gutter always overflows in that corner. That receptacle has been loose since the kids were in school. Human beings are remarkably good at adapting to gradual changes, and eventually some of those changes simply become part of what we think of as “the house.”
A home inspector arrives without that history. I see the house as it exists today, and that does not make the inspector smarter than the homeowner; it simply makes him unfamiliar with the explanations we have accumulated for things we see every day. That fresh set of eyes can be useful, which is one reason a professional inspection can have value long after the real-estate transaction is over. At this stage of ownership, you may not need somebody to hand you seventy pages cataloging every technically imperfect feature in the house. What may be considerably more valuable is understanding what is changing, what is aging, what deserves monitoring, what is likely to become expensive and what could eventually threaten your ability to remain comfortably in the home.
That is a different inspection question from the one we ask when buying a house. For Aging in Place, it may be the more important one.

This assessment is not a contest to see how many boxes you can mark. In fact, Not Sure may be one of the most useful answers on the page. If you do not know the age of the roof, the condition of the electrical system or what replacing the HVAC equipment might cost, you have not failed the assessment. You have identified information worth finding.

When you finish, resist the temptation to count the marks in the Needs Attention column. Instead, look first at the things you marked Not Sure and decide which unknowns are worth turning into information. Then look at the items marked Needs Attention and ask which carries the greatest combination of age, condition, consequence and cost.
That is where your attention belongs first.
Now Turn the Assessment Into a Plan
An assessment is useful only if we do something with what it teaches us. The next step is to take the information you just gathered and put it somewhere you can actually use it.
The blank Home Systems Planning Grid that accompanies this article gives you a place to record the approximate age and present condition of your major systems, assign each one a planning window and attach a reasonable working replacement figure. If you discovered several Not Sure answers in the assessment, do not worry about completing the entire grid in one sitting. Fill in what you know, investigate what matters most, and add information as you find it.
Keep the completed grid with your important home records and pull it out once a year. A roof that sits comfortably in the 4–7 Years column today may move into 1–3 Years as it ages or as its condition changes. An HVAC system may stay exactly where it is for several years because it continues performing well. A repair may buy additional useful life. A professional evaluation may reveal that something deserves attention sooner than you expected. The grid is supposed to change because the house is changing.
Most importantly, use the final line—Your First Priority. Do not leave the exercise with ten things rattling around in your head. Decide which system or component deserves your attention first, whether that means learning more about it, obtaining a professional evaluation, getting a realistic replacement figure or beginning to prepare financially.

This Week’s Home for Life Action
This week I am only asking you to investigate three things: the roof, the HVAC system and the water heater. Find their approximate installation dates, using invoices, permits, equipment data plates, previous inspection reports or whatever reliable records you have available, and write those dates down. If you cannot determine one of them, write Unknown. That is not a failure; it is simply another useful piece of information.
Beside each component, write down a reasonable current replacement figure. You are not buying anything, calling a contractor or replacing a perfectly good appliance. You are simply replacing three unknowns with three pieces of information. Then put those answers into your Home Systems Planning Grid and identify the one item that deserves your attention first.
If one of those numbers makes you a little uncomfortable, that is all right.

Looking Ahead
The exercise we just completed creates an interesting problem. Suppose you’ve now discovered that the roof is aging, the HVAC system isn’t far behind it, the house needs continuing maintenance, and someday you may need to pay other people to do jobs you’ve always done yourself. Knowing those things is useful, but eventually somebody has to answer another question: What does staying in this house actually cost? Not emotionally. Not what the mortgage payment is. All of it.
